Prices are climbing at a sustainable pace, suggesting the market is stabilising rather than overheating. A modest appreciation reflects both healthy buyer sentiment and a maturing real estate cycle.

🔨 Current Projects Update
May has been a high-activity month across our portfolio:
▪️ Princess Tower – Demolition is well underway and material selections have now been finalised and approved. We’re moving into the transformation phase with full momentum.
▪️ Mira Oasis Townhouse (in progress) – Full garden excavation has been completed. All appliances, joinery, and materials are now agreed and delivered to site, keeping us ahead of schedule.
▪️ Mira Oasis Townhouse (resale) – This completed project has been drawing consistent viewings and multiple offers. We’ve rejected offers under AED 4m as they don’t meet our forecasted exit — but buyer interest remains high and footfall continues weekly.
▪️ Next Acquisition – We’ll be securing another villa renovation project in one of Dubai’s most in-demand communities. Viewings are scheduled over the next few weeks and we’re targeting an exciting uplift opportunity.
▪️ Client Projects – We are currently managing five full renovations for private clients:
1 villa in Arabian Ranches
2 townhouses in Mira Oasis
2 apartments in The Greens and Jumeirah Golf Estates
Our project management arm continues to grow steadily through referrals and reputation.
📈 Investor Pipeline
We now have 25 investors actively funded across our live projects, and our waitlist continues to grow with interest from both hands-free investors and those looking for JV opportunities.
